All these houses should be rented out in the third or fourth quarters of next year and the developer still has a lot of time to complete everything necessary.

The purchase of apartments here, at least in those buildings that are at a high stage of readiness, seems to be a completely reliable matter.

Most of the problems of these projects have little to do with the developer, as they are associated with the imperfection of the current legislation. At the same time, this moment leaves some negative impression on the developer.

SPb Renovation has one project, which can be used to judge the company's construction capabilities -. The buildings of this complex were commissioned in 2014-2015. This was the developer's first project and this experience can be considered successful. Apartments were rented out with full finishing; the residents of the houses have no particular complaints about the quality of construction. But here the developer had problems: the second stage can only be built if a number of old houses in the quarter are demolished, and not all residents agree with this. An incident arose when, due to one owner, it was impossible to continue the entire renovation program in the quarter.

The first building was commissioned without delay, but at other facilities the developer has problems with buildings already under construction. In, which is being built, the delivery dates for both buildings have been postponed, and for the first the delay is already 1 year, for the second the same is planned. The first houses should be commissioned according to the initial plans at the beginning of 2017, but it is already clear that this will not happen. At the same time, judging by the pace of construction of the buildings, the developer must meet the new deadlines, if there are no serious problems with the supply of communications. In other words, the developer may have time to hand over the house even earlier than the deadline specified in the project declaration, because until this moment there is still a year and a half, and most of the work at the facility has already been completed. Building 34 is slightly behind 33, brickwork has yet to be completed, but there is still plenty of time before the second quarter of 2018 to make it. Even less work has been done in building 33 than in the previous two, but its delivery is expected six months later.

According to the data published in the project declarations, the developer should not have problems with financing the construction site. The amount of accounts receivable, that is, paid but not yet completed work, is almost 3 billion, which significantly exceeds the company's debt obligations. The rate of construction should not be influenced by the rate of sales of apartments, since the developer has a loan agreement with.
