But I found out the price of a parking space in the residential complex "Gusi-Swans". This information is actively discussed by equity holders in two groups of "Vkontakte", some of them write: "I'm just in shock." Depending on the type of parking and floor (the cheapest places are on the 6th floor), a deposit is from 5 to 100 thousand rubles and a monthly payment is from 3,500 rubles to 6 thousand rubles. Of course, Katernikov Street is quite wide, you can park your car, but the rules do not allow parking in the second row, and the street is not very long.

Nice and modern look

The houses are built using brick-monolithic technology, and it should be noted that the previous KVS objects have a rather pleasant and modern look. This, in particular, is achieved by glazing balconies and loggias with an aluminum stained-glass structure. Windows and balcony doors - metal-plastic with a single-chamber double-glazed window and energy-saving coating. Commercial premises are provided on the ground floor of all buildings.

Starting from the third floor, the "Linkor" will have balconies. For the quality of construction of residential complexes "KVS" has repeatedly received various awards. There were no dramatic situations, with the exception of one case that got into the press. In June of this year, an elevator fell from the height of the sixth floor in the residential complex "Gusi-Swans" at night, there were 4 people in it. There were no casualties - the safety system worked.

It should be noted that the apartments are rented out with finishing and, judging by the appendix to the preschool educational institution, which contains its description, the new settlers will receive good repair. I would like to note that equity holders have no complaints about the materials themselves, but many are unhappy with the quality of the seams on the loggias. For example, equity holders of the residential complex "Gusi-Swans" complain about drips in the loggias at the seams. New settlers suspect that the developer has made some changes in the configuration of the facade cladding already in the process of construction of the residential complex "Ivan da Marya". I have already mentioned the Vkontakte groups. They are quite active, especially when discussing the cost of renting a parking lot, but they hardly ask the developer any other pressing questions. I liked the developer's website - it is convenient to choose an apartment by the number of rooms. There are layouts, documentation (project declaration and building permit), the cost of housing is indicated.



There is a section with descriptions and photos showing the finish. Of the shortcomings, I note the impossibility of choosing an apartment by indicating the building and the floor, although the floor plans themselves are given. Unfortunately, there is no map showing the new building, so there is no way to look at the existing social infrastructure either. Another disadvantage is the lack of information about mortgages and installments.

Office visit

The KVS office is located in a building built by the company itself in the industrial area of \u200b\u200bParnassus. You can get there only by buses that go from the metro station of the same name or by minibus from the Prospekt Enlightenment metro station. I chose the second option and after 15 minutes got off at the stop I needed. To my surprise, I did not find any sign that would help me find the developer's building.

In the end, with the help of intuition, I found the building I needed and got to a meeting with the manager. The negotiations took place in a common room, where there were about twenty people. Managers' workplaces are quite spacious and far from each other. By the way, taking into account such an inconvenient location of the office, the closing time of its work could have been a little later than 19.00. True, on Saturday there is a chance to find the manager on duty from 11.00 to 15.00.

Also on the developer's website there is information that you can call the sales department and the company minibus will take you from the Parnas metro station to the office. I asked the manager if it was possible to use this service, but I was told that it is not worth counting on this especially, since the minibus is most often busy.

Without brochures and layout

The manager amicably answered all my questions, and also talked about all the requested options and conditions for buying a home in the "Linkor" residential complex. If the information was only on the computer screen, then he did not hide it, but invited me to make sure that this or that apartment was available. Despite the fact that sales started about a couple of months ago, the office did not have a model of the residential complex, and there were no brochures describing the new building and depicting the layouts. However, according to the manager, the general album with layouts, which is used by the employees themselves, also exists in a single copy.



It’s not even clear what the matter is: either it’s bad preparation, or the developer’s deliberate policy to save on trifles, from the direction sign to the office and ending with booklets. However, the manager offered to print the equity participation agreement himself, even without my request. Nevertheless, at the end of the conversation, the "KVS" employee managed to blur a good impression of his competence: when asked about the cost of registering a preschool institution and registration of property rights, he suddenly began to get confused and mutter something indistinct. As a result, he had to ask his colleagues for help.

It turned out that the developer undertakes the registration of the DDU at no additional charge, and the shareholder can register the ownership of the housing himself or through the "KVS" for 10 thousand rubles. And the final negative touch - the manager did not know how exactly to approach the object and how to get to it by public transport, and therefore found this information on the Internet. True, I confused which metro station is the most convenient minibus.

Location

Having received all the information I needed, I drove to the Prospekt Veteranov metro station and tried to find a minibus with the number that the manager suggested. It turned out that such a minibus really exists, but it runs from the Leninsky Prospekt metro station. Having found another suitable minibus, after 15 minutes I got out on the Peterhof highway just opposite the recently opened SEC Pearl Plaza. Then I reached the beginning of Katernikov Street, where the Linkor residential complex would appear, and saw a blue fence blocking traffic. For me, he did not become an obstacle because of the huge hole that everyone who wants to get on this street uses.

However, as it turned out, you can drive to the counter by car. To do this, turn off the Peterhof highway to Admiral Tributs street and then, turning right at the first turn, get to the street. Katernikov. The street itself is fully usable up to the bridge over the Matisov Canal. As for the overall transport accessibility of the entire MFC "Baltic Pearl", I wrote about this in detail in the investigation about the RC "More". If we talk about infrastructure, then I also described this issue in detail in my investigation of LCD "More". However, there have been some positive developments here. First, the Pearl Plaza shopping and entertainment center was opened, which partially solves the problems of the shopping and entertainment infrastructure.



Secondly, a kindergarten and a school are close to commissioning, which are adjacent to the "Linkor" residential complex. However, a lot of residential complexes have already been built here, and how many more will appear. So, children's infrastructure is still in great shortage.

How to buy?

As I have already mentioned, housing in the "Linkor" residential complex is being sold under an equity participation agreement (214-FZ), the terms of which do not contain any surprises for equity holders - everything is correct and transparent. The purchase procedure is as follows: within 5 days after the conclusion of the DDU, the buyer must open a letter of credit, through which "KVS" will receive money, but only after the agreement is registered. The cost of opening a letter of credit is paid by the shareholder - 0.1% of the amount of the contract, the registration of the DDU, as I already mentioned, is carried out by the developer free of charge.

There is a possibility of purchasing housing by installments until June 2015, although in the preschool educational institution the deadline for putting the new building into operation is indicated as the third quarter of 2015. The minimum installment payment is 10% of the apartment price, then the balance is charged 0.75% per month. But there are no promotions and special offers. For now, anyway.

What how much

The developer has an assortment of apartments for sale from studios to 4-room apartments, but there is something strange about the latter. During a conversation with the manager, I asked to show me the 4-room apartment, he introduced me to the layout, and when it came to the price, the manager was surprised to say that they were for some reason removed from sale. After that I checked on the website and indeed - there is a section "4-room apartments", but there are no apartments. The next day, when I went to the site again, the section on 4-room apartments disappeared altogether. However, it appeared when two weeks later I again went to the site of "Linkor" to double-check something.

The cost of housing in the "Linkor" residential complex depends on the floor: on average, it increases by 2 thousand rubles per square meter every 5 floors. The cheapest studios with an area of \u200b\u200b30.45 sq. meters without a balcony will cost 2 million 253 300 rubles, and with a balcony already 2 million 488 800 rubles. The most expensive studios on the upper floors cost 2 million 613 thousand rubles.

One-room apartments are presented in the range from 37.6 sq. meters at a price of 2 million 782 400 rubles to 64.7 sq. meters for 4 million 658 400 rubles. Layouts: wonders of geometry

When considering the layouts, a rather large number of apartments without balconies is striking. But, for example, only a balcony with an area of \u200b\u200b2.7 sq. meters with a rounded shape somehow brightens up the dull spectacle of the next studio "glass". Speaking about full-fledged 1-room apartments, it should be noted that the kitchens are more than 10 sq. meters are in all but the smallest apartment with an area of \u200b\u200b37.6 sq. meters.

But with a separate bathroom, the situation is different. Such apartments are in the minority - only the footage is from 58.6 sq. meter guarantees a separate bathroom. However, the situation is the same with balconies - sometimes empty, sometimes thick. But in "kopeck pieces" there is absolutely trouble with the halls. Or they are elongated and narrow, as, for example, in an apartment with a footage of 69.83 sq. meters (even it is not clear how the tenants disperse), or have a narrow neck, into which four doors open, as in an apartment with an area of \u200b\u200b64.64 sq. meters.

The shape of the rooms in the residential complex "Linkor" can both please and plunge into the abyss of despair. An example of the first is the already familiar apartment with a footage of 64.64 sq. meters, in which a large, elongated room has 2 windows (they face different sides), and a room with one window is in the form of a square. An example of despair is the 71.91 sq. meters, in which two rectangular rooms each have one window, and they also overlook the loggia.

The geometry of 3-room apartments does not shine with variety, and retains all the disadvantages of hall and room layouts. So, in an apartment with a footage of 92.56 sq. meter there is not only a narrow passage in the hall, but also rectangular rooms with one window overlooking the loggia. The layouts of the rest of the cracks are about the same. But with bathrooms there is complete order - everywhere in two. The eye rests only in an apartment with an area of \u200b\u200b87.05 sq. meter - everything is very rational and convenient, but it does not have a balcony.

The layouts of the 4-room apartments are also not impressive. Despite the presence of 3 bathrooms, two of which are combined, the rooms are rectangular in shape with access to small semicircular balconies. In general, for an amateur.
