The hulls are assembled from reinforced concrete structures produced using German equipment. The facades are clad using modern energy efficient seamless technology. Indeed, the tenants speak positively about the microclimate in the apartments in winter and summer. Sound insulation is criticized: whether you like it or not, you will know everything about the life of your neighbors, as they do about yours.

The buildings have geometric regular shapes. The glazing, which could somehow decorate the high-rises, is not distinguished by originality either. In addition, it has a relatively modest area - I would like more. The location of the houses pleases: they are far enough from each other, the windows do not look into the windows, but the “anthill effect”, albeit to a minimal extent, is still present.


At first glance, everything is very nice inside the quarters: there are flowerbeds, lawns, playgrounds and sports grounds, benches, lanterns, everything is clean. A significant disadvantage is that the inner territory is not closed from cars, and therefore looks more like an endless parking lot, and not a space for games, walks.

By the way, the developer approached this issue in a very original way. Now a few more words will be said about the peculiarities of modern architecture. Instead of making underground parking lots, a sufficient number of multi-level above-ground parking lots and placing parking spaces outside the perimeter in order to create a favorable atmosphere, peace and quiet in the courtyards, LSR decided to protect play areas for children and recreation areas with noise protection screens. These are the kids in the cage! We hope that the second stage of construction will bypass this.

But back to the positives. The quarter has its own infrastructure: shops on the ground floors, pharmacies, beauty salons, a school and a kindergarten are open. Places in educational institutions are not enough for everyone, not only here, but also in neighboring residential complexes. Therefore, when buying an apartment in Novaya Okhta, daily trips with a child to a kindergarten or school should be taken as a variant of the norm.

The developer is LSR Group. The company began its activities in 1993 and has successfully implemented a number of projects in Moscow and the region, the Leningrad region, Yekaterinburg. The developer uses an integrated approach and carries out a full cycle of work - from the extraction of non-metallic materials and the production of building boards to the construction of complexes and the sale of housing.


There are also dark spots in the biography of LSR. The organization suffers from postponing the delivery of the buildings. Life in the complex will remind you of staying in a village, village and metropolis at the same time. But first things first.

The infrastructure in this area, despite the presence of its own commercial and social facilities in the complex, is poorly developed. For some reason, alcohol is actively sold on the territory of the new building (the Gradusy chain has opened two whole points, there is a draft beer store), and there are only the most necessary food products. If you need to diversify the contents of the refrigerator, you will have to go by car or metro to hypermarkets.

In general, there are buses here, roads too, but there were some “pitfalls” - typical village transport accessibility.

Despite the fact that the residential complex is noticeably removed from the center of St. Petersburg, and the region begins nearby, one cannot count on admiring nature and enjoying clean air. The ecological situation in this location is sad, urban.
